Finding a property
The rental market is very competitive so it’s always worth having the help of an experienced local agent to advise you on the available properties and help you to make a shortlist. Properties listed by Mark Stephensons are all of a high quality and meet all of the requirements needed by a rental property. They will be regularly inspected by our team throughout a tenancy to ensure that they continue to meet high standards.
Applying for a property
Once you have found a property you would like to rent, we can assist you with the application process. Firstly, you will need to fill in an application form. Once completed return it to our Malton office together with non-refundable administration payment of £50 (cash) per person.
After your application has been processed, we will contact you to advise if it has been approved and to arrange details of the necessary agreement and confirm moving dates.
You will also be required to pay a deposit for the property. This will be held by the landlord under a Tenancy Deposit scheme. For an overview of our letting terms and fees, click here.

If you're looking to let with us, here's some important information which you'll need to know from the beginning:
the cost of the rent doesn't include any fees
an application fee of £50 +VAT must be paid by each tenant
an application fee of £50 +VAT is charged for each guarantor application
the property will remain available to let until all the application forms are completed and Mark Stephensons has received the fees
if references are unsuitable or the application is withdrawn, Mark Stephensons will retain any fees paid to cover our costs
in order to let from us you must be in permanent employment and your gross income must be 2.5 times the monthly rent
if a guarantor is required, their gross income should be 3 times the monthly rent (or share)
a deposit must be paid at the beginning of the agreed tenancy before moving in. A normal deposit is 1.5 times the monthly rent. This is in addition to the first month's rent
if you want to extend your tenancy when it comes to an end, there will be an administration fee of £50 +VAT
there is a £50 +VAT fee if the tenancy needs to be amended.

Fees applying to all new tenancies from 1st June 2019
We may charge a tenant any or all of the following when required:
the rent;
a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
a holding deposit of no more than one weeks' rent;
default fee for late payment of rent (after 14 days);
reasonable charges for lost keys or security fobs;
payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
payments associated with early termination of the tenancy, when requested by the tenant; and
payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.
Fees applying to all pre-existing tenancies entered before 1st June 2019
We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.
